Do you wonder how to sell your house for profit even in 2013? What causes some homes to sell quickly and within 1 or 2 percent of their asking price while others languish on the market day after day, week after week and sometimes month after month?
If you’ve been looking for a new home, I’m sure you’ve noticed when you drive up to some houses that they just welcome you in.¬† They sparkle. They have a cared-for appearance. They look like someone is paying attention to the little details. These are the homes that will sell for profit in 2013.
And then there are others where this is not the case.¬† You wonder if anyone has used the front door in the last 5 years.¬† Perhaps no one has walked up the front walk…at least not without injury from uneven or missing steps.
If you are a seller and you’re wondering how to sell your house for profit in 2013, there are a few things that you absolutely owe it to yourself to do.
First, call in the cleaners.¬† Clean like you mean it.¬† Vacuum your garage and the furnace room in the basement … really!!!¬† You may need to wash down your oil tank if it’s located in the basement or garage where it’s visible.¬† We’ve actually had sellers who polished the copper pipes feeding the oil burner.¬† (Not a bad idea.)
Certainly your kitchen and bathrooms have to totally sparkle and if any smells can be detected, they must be pleasant and clean smells.  A vanilla candle.  A fresh scent deodorizer.  No food in the drain traps!  Seats down in the bathrooms. All drawers closed. And when closets are opened, nothing falls out and attacks the person looking. Wash your windows.
Today’s buyer has very little imagination when it comes to “seeing” the possibilities in a home.¬† They need the seller to set the stage in a big way to get “buy-in” on a property. And every buyer dreams of the “perfect home.”¬† Your job is to create that ideal to the very best of your ability.
You may need to depersonalize a room or two: parrot green is cheerful, and at the same time, distracting.¬† The wallpaper that created such a cozy country feel is so not 2013.¬† Find a catalog from Pottery Barn, Restoration Hardware or Thomasville Furniture.¬† Notice what colors are most prominently shown.¬† Compare your lighting fixtures to those in the catalogs or home goods stores.¬† All the brass that was so popular through the 1990’s looks very dated today.
It doesn’t have to cost a lot, and The HomeVision Group can advise you on the specifics that will help you sell your house for profit when you’re ready to list your home for sale in 2013.¬† Contact, Debi Orr & Steve Scott to get started on your path to profit!
